Asia Pacific Data Centre Investment Landscape

The data centre investment landscape across 14 Asia Pacific markets is experiencing strong growth, driven by AI adoption, cloud expansion, and digital transformation. Despite the addition of 2,200MW of operational capacity, regional vacancy tightened to 10.3%, reflecting persistent supply shortages. Pre-leasing activity increased by 115% year-on-year, while cumulative capital expenditure requirements are projected to exceed US$280 billion by 2030. Data centre asset values are expected to surpass US$950 billion, supported by projected annual rental income of US$66 billion. Investment opportunities remain attractive, particularly in underserved markets, although power availability, financing, and technological obsolescence present key challenges.
