Limited new supply and approximately 3 million m² of vacant space continue to provide tenants with a degree of negotiating flexibility. Demand is increasingly focused on efficient, flexible and ready-to-occupy offices with strong transit connectivity and green certification. Premium and Grade A assets continue to perform relatively well, while landlords are adapting through fit-out support and more flexible lease structures to attract occupiers.
